			<content:encoded><![CDATA[<p>Great news for home property owners of <a target="_blank" href="http://www.harcourts.com.au/">real estate nsw</a>, property values increased 4.9% over the December quarter, making the annual trend for Sydney property 14.3%.</p>
<p>Harcourts real estate CEO for New South Wales Rob Forde claims real estate nsw owners will be ecstatic, however he adds that the stats raise the issue of housing price for first home buyers.&#8221;First home purchasers are having to come in with a further AUS$50,000, compared against this time last year and salaries have not increased by that much over the same time period. &#8220;</p>
<p>Forde adds that Harcourts have seen first home purchasers active in the outer city limits, with first home buyers accepting the necessity to commute 50km or more into the CBD. &#8220;The average first home purchasers desiring to get into real estate nsw are having a look at an AUS$400,000 plus spend, and the closer that spend is to AUS$400,000, the further away from the Sydney CBD they will be. &#8220;</p>
<p>Alternatives available to first home buyers of real estate nsw is to buy a house instead of a costlier free standing home and Forde claims that this is the option that most younger customers take. Although Forde adds that apartments are not cheap either, with new release apartments in the CBD dumping the plans for a minimum of AUS$500,000.</p>
<p>Forde highlights that price has not dampened first home buyer keenness with more first home buyers purchasing real estate nsw than ever before, &#8220;The big plus for first house buyers is that so long as real estate nsw expands in price, the larger their equity. 			<content:encoded><![CDATA[<p>When it comes to <a target="_blank" href="http://harcourts.co.za/">property for sale</a> on the Cape West Coast, Harcourts CEO Richard Gray announces that development of the commercial development area (IDZ) at Saldanha will have a constructive effect for the local residential market.</p>
<p>&#8220;The industrial stimulus from the investment in energy will have a positive effect on property for sale right across the Western Cape, and for Cape Town in particular&#8221;, says Gray. With the mining and energy investment springing from the industrial development section, Gray asserts that eventually the regions economics will be underpinned by energy, and this could attract a completely new set of business to the region, all of them employing staff who will be desiring to buy property for sale.</p>
<p>&#8220;For the following 20 years or so it can be expected that the IDZ will be a big economic driver, and the resulting prices received for property for sale will reflect the requirement for housing from the energy sector. &#8221; Gray continues, &#8220;Harcourts is fielding enquiries from potential backers who see that property for sale in the Western Cape is an expansion industry because of a shortage in residential housing stock. Investors are asking Harcourts, where they can buy property for redevelopment, many backers are looking at property for sale with a view to a BTL investment opportunity. &#8220;</p>
<p>When asked about the sort of housing stock which will doubtless be in demand, Gray says the kick off point for many stockholders is higher density housing units, &#8220;In expectation of young, skilled workers seeking accommodation, investors are looking out for development opportunities where there is property for sale within a commutable distance from industry locations. &#8220;</p>
<p>Gray says the banks are on-side for speculators and first house purchasers on the Cape West Coast, &#8220;Recently the banks have eased their lending conditions when it comes to property for sale where a buyer has a good credit history, and also by allowing lending to a higher percentage of a property value. &#8220;</p>
<p>The first result on property for sale in Western Cape where banks have eased their lending terms has been an increase of activity in medium priced houses, Gray asserts that Harcourts has seen a trend where existing home owners are upgrading to a bigger or better property. &#8220;In the short term, the effect on residential property for sale on the Cape West Coast has been a market correction, whereby householders judge the time is correct to upgrade their home, however we have not seen much activity at the luxury end of the market where activity around property for sale higher than R20m has remained stable. &#8220;.</p>
